MCS has a strong focus on Property Management. We understand the importance of building a successful relationship between landlords and tenants for mutual benefit.
Once an investment property has been let it must be managed efficiently if returns are to be maximised. MCS provide the following services for a charge of 8% of the gross monthly rent.
- We act as an intermediary between landlord and tenants, dealing with all day to day issues that may arise and providing advice and support where necessary.
- We provide tenants with a welcome letter which includes a point of contact for any issues that may arise. They are given our company address, landline phone number, and a mobile phone number for out of hours emergencies.
- We arrange for monthly rent payments to be made by bank transfer from the tenants account into our company account. We deduct our management fee and transfer remaining funds electronically to the landlords nominated account within 3 days of receipt.
- We arrange for annual gas safety inspections to be carried out by a CORGI registered plumber. He will issue a landlords certificate and provide a copy to the tenants. The cost of this can be deducted from the relevant monthly rent payment.
- If required, we are able to arrange for an Energy Performance Certificate to be issued for the property. This is now a legal requirement for any new tenancy.
- We will arrange and supervise any required maintenance to the property up to an annual limit of £500. If you ask us to arrange any additional maintenance above this limit we charge an additional fee of 15% of the cost.
- It is now a legal requirement that tenants are provided with their landlords address and contact details. If we manage your property your address will be given as C/O MCS Investment Property Ltd at our London office. Any correspondence from tenants will then be redirected to you.
MCS offers a full management service for any property that we source and by arrangement for additional properties that are in a good state of repair and let to reliable tenants.
